You found a few nice apartments, compared them and chose the one that suits you best.
Now it’s time to negotiate the price of the chosen apartment. After agreeing on the price with the seller, you'll need to schedule the real estate transaction. If the seller lives in Georgia, the timeline from the deposit to the real estate transaction usually takes only one or two days. If the seller is a foreigner living abroad, it might take longer —from a few days to a month. Typically, it takes 1–2 weeks, but this is negotiable and depends on each party's situation.
Once you've agreed on the price and timeframe, we prepare a deposit agreement, and the buyer must pay the deposit. This is a 3-party agreement between the seller, the buyer, and our agency, which holds the deposit and acts as a neutral party. The agreement stipulates that if one party violates the terms, the other party receives the deposit. All details are specified in the agreement, including the price and transaction deadline.
After signing the deposit agreement, the seller books their travel tickets and informs all parties about their arrival. At this point, the buyer and seller can confirm the exact date for the real estate transaction.
We handle all pre-transaction preparations: checking and renewing the ownership document, preparing the sale-purchase contract, setting the transaction date, and coordinating the payment method between seller and buyer.
The payment method depends on both parties' circumstances and requires mutual agreement. If both seller and buyer have Georgian bank accounts, a simple bank transfer works best. Some sellers may open a Georgian bank account specifically for the transaction while others prefer cash payments.
We can facilitate agreement on payment methods between all parties and help the buyer and seller find the best way to handle the real estate transaction process.
When everything is ready for the real estate transaction, we meet with the buyer and seller at the Georgian Public Register (situated in the Justice House) or at a Notary's office, depending on the situation. This happens at the agreed date and time, and we then begin the process.
