A residence permit for a period of 1 year is issued to foreign citizens (as well as their spouses and children) who own real estate in Georgia $100,000 in total.

A short-term residence permit is issued to foreign citizens (as well as their spouses and children) who, in accordance with the procedure established by the legislation of Georgia, have ownership rights to immovable property (with the exception of agricultural land), the market value of which exceeds the equivalent of 100,000 US dollars in lari.
 
The market value of real estate, for the purposes of issuing a residence permit, is determined by a certified appraiser of the Accreditation Center – authority accredited by the Unified National Accreditation authority (a legal entity of public law).
 
The validity period of this permit issued to a foreign citizen can be extended annually for another 1 year.
 
The term of validity of the specified short-term residence permit is terminated with the termination of the foreign citizen's ownership of the corresponding immovable property.
 
If a foreigner retains ownership of the immovable property on the basis of which this short-term residence permit was issued to him, he is released from the obligation to submit a re-assessment of the market value of the immovable property.
 
A permanent residence permit is issued to foreigners who have lived in Georgia on the basis of a temporary residence permit for the last 10 years. 

The conditions for obtaining a residence permit and everything related to this permit are regulated by the Law of Georgia “On the Legal Status of Foreigners and Stateless Persons”
